1. If you need to sell your home to raise funds for your new home, you will be most likely questioned about the status of your current home. Estate agents will want to know your position in the market, as selling can take a considerable amount of time.  The housing market is currently very active. Therefore, sadly, it may be worth accepting the fact that any offers you make will be likely to be rejected until you have had at least an offer on your current home. By having a MIP, you will be able to demonstrate to your agent that you can afford the property, that you’ve taken the steps towards securing all required funds and that you have done your homework.

3. Win the hearts of both the seller and your agent. Selling a home can be an emotional time, especially if the sellers have invested lots of time and money into a property. Sellers want to sell their beloved homes to people that will appreciate it as much as they did. If you’re using an estate agent, make sure that you are friendly, whilst simultaneously showing motivation and determination for a purchase. If you have shown that you are motivated, they will know that you are not wasting their time! Therefore, they will be more willing to help you. In certain circumstances, agents will take a property off the market. This will only occur provided that both the agent and seller are certain that you are reliable and will make the purchase. Taking the property off the market decreases the likelihood of being ‘gazumped’ (when the seller goes behind a buyer’s back by accepting another offer from a different buyer). If you love a property you can negotiate and offer a deposit to seal the deal. This will reassure all parties involved that the sale is going through, making life a lot less stressful.
