As Houso grows, we are seeing more and more wonderful property listings by both self-sellers and estate agents – and a record number of buyers looking online for the perfect home to move to. If you’re selling your home, it’s important to make your property stand out in searches – so what can you do to attract the best possible number of viewers? Here are our top tips!

Get Your Property Ready

You want to make the best first impression – that means getting your property sale ready by clearing out clutter, de-weeding your garden and driveway, cleaning the exteriors and interiors – and then taking excellent photos to post online, or have your agent do this for you.

Every full listing is marketed by Houso (free of charge for YOU!) and we post homes on our social media channels as well as send them to our e-mail subscribers – so you’ll want to be armed with all information, certificates, floors plans and anything else a buyer might want to know.

Price Your Home Correctly.

We all know that pricing your property correctly means more chance of selling it successfully – and quicker. Your home is a special place for you – but if it’s overpriced, it won’t get a looking as buyers will be put off by the price, or it may not even show up in results as they set their budget.

Work with your estate agent to help you price your home correctly, do you research, and maybe even get a second valuation of your home to ensure the price is fair – for both you, and the buyers.

Image Matters – Take Good Photos Of Your Home.

We all know good images make an excellent first impression so it’s important to get your home ready for photos, and take good photos to get your listing noticed. Dark images with low resolution and cluttered rooms can be off-putting to the buyer – try and capture your home in daylight, have clean and clear spaces in the background, and most phones will take hi-res photos perfect for uploading to Houso app.

Some of our top tips for taking great images of your home include:

  • Take photos in daylight
  • Take landscape photos to capture more room, less ceiling
  • Avoid cluttered and messy backgrounds
  • Include interior and exterior shots
  • Avoid pets and personal belongings such as family photos in the shot

Here are our top tips on how to prepare your property for photography.

Write A Detailed Description.

Pictures are important to capture the viewers attention, but a description will keep them interested and get them clicking the ‘Book A Viewing’ button!

Write a detailed description of your home and include elements like:

  • What makes your home special?
  • What is the area like?
  • Are the rooms large? Is there open open plan living?
  • Is there a conservatory? Or a big garden?
  • What about lifestyle in the area – countryside walks, or a lively nightlife?

The more you write about your home – the better! Paint a clear picture of your home, and your area, to the buyer. Ensure to highlight special or unusual features!

Offer Online Viewings.

A feature made popular during lockdown now has become a staple in online listings due to the convenience for both buyers and sellers – buyers can view the property from wherever in the country they are, and see if they wish to carry on and view in person, and if not – there isn’t a trip wasted for them, and time wasted for the seller.

Here are our top tips on how to offer a virtual property viewing.

We wish you all the best with selling your home on Houso – and we have no doubt that should you follow the above tips, your views will come rolling in!
